Concrete tile shrugs off UV for a very long time, but the tile is not the waterproofing. The underlayment beneath it is, and it quietly ages out decades before the tile does. That is why a healthy-looking tile roof can leak: the armor is fine, the raincoat underneath is done. The fix is a lift and re-lay: same tiles, new underlayment, a fraction of full replacement.
Tile suits the long game if the structure can carry the weight: highest lifespan, best heat behavior, periodic underlayment renewal. Shingle wins on upfront cost, weight and simplicity, and a well-vented shingle roof is honest value.
